These Terms and Conditions ("Terms") govern your use of vbpropertygrp.com (the "Site"), operated by VB Property Group LLC, an Illinois limited liability company ("VB Property Group," "we," "us," or "our").

By accessing or using the Site, you agree to these Terms. If you do not agree, please do not use the Site.

1. What We Do

VB Property Group purchases vacant land directly from property owners. We buy property for our own account as a principal in the transaction.

We are not a real estate broker or agent. We do not list properties, represent sellers or buyers, or provide brokerage services. We are not acting as your fiduciary, and we do not owe you the duties a licensed broker or agent would owe a client. You are free to consult your own broker, attorney, appraiser, or advisor at any time, and we encourage you to do so.

2. No Professional Advice

Content on the Site is general information only. It is not legal, tax, financial, appraisal, or investment advice, and it is not a substitute for advice from a qualified professional who knows your circumstances.

3. Not an Offer

Nothing on the Site is an offer to purchase any property, and nothing creates a binding agreement between us.

Submitting a form or contacting us places you under no obligation, and it does not obligate us to make an offer. Any offer we extend:

  • Is made in writing and is separate from these Terms
  • Is non-binding until reduced to a written purchase agreement signed by both parties
  • May be subject to our review of title, taxes, liens, access, survey, zoning, physical inspection, and market conditions
  • May be withdrawn, revised, or expire in accordance with its own terms

4. Your Submissions

When you submit information about a property, you represent that:

  • The information you provide is accurate and complete to the best of your knowledge
  • You are at least 18 years old
  • You own the property, or you are authorized to act on behalf of the owner
  • You are not prohibited by law, court order, or agreement from discussing a potential sale

You are responsible for the accuracy of what you submit. We may rely on it when evaluating a property and preparing an offer, and may verify it through public records and third-party sources.

Do not send us confidential or sensitive personal information such as Social Security numbers or bank account details through the Site's forms. If a transaction requires that information, it will be collected securely through a title company or closing agent.

5. Wire Fraud Warning

Real estate transactions are a frequent target of wire fraud. We will never send you wiring instructions by email, and we will never ask you to change wiring instructions by email or text. If you receive any communication that appears to be from us requesting a wire transfer or providing account details, do not act on it. Call us directly at a number you have independently verified before sending any funds.

6. Intellectual Property

The Site and its content, including text, graphics, logos, images, and layout, are owned by VB Property Group or its licensors and are protected by copyright, trademark, and other laws. You may view and print pages for your personal, non-commercial use. You may not copy, reproduce, republish, distribute, modify, or create derivative works from the Site without our prior written permission.

7. Acceptable Use

You agree not to:

  • Use the Site for any unlawful purpose or in violation of these Terms
  • Submit false, misleading, or fraudulent information
  • Submit information about property you have no right to discuss
  • Attempt to gain unauthorized access to the Site or any related system
  • Use automated tools to scrape, harvest, or collect data from the Site
  • Interfere with or disrupt the Site or its infrastructure
  • Transmit malware, viruses, or other harmful code

We may refuse service, remove content, or restrict access at our discretion.

8. Third-Party Links

The Site may contain links to third-party websites. We do not control and are not responsible for their content, products, services, or practices. Links do not imply endorsement.

9. Disclaimer of Warranties

The Site is provided "as is" and "as available." To the fullest extent permitted by law, we disclaim all warranties, express or implied, including implied warranties of merchantability, fitness for a particular purpose, title, and non-infringement.

We do not warrant that the Site will be uninterrupted, timely, secure, or error-free, or that information on the Site is accurate, complete, or current. Property valuations, market observations, and process descriptions are general and may not apply to your situation.

10. Limitation of Liability

To the fullest extent permitted by law, VB Property Group and its members, managers, employees, and agents will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, lost data, or business interruption, arising out of or relating to your use of the Site, whether based in contract, tort, negligence, strict liability, or otherwise, even if advised of the possibility of such damages.

Our total aggregate liability arising out of or relating to the Site will not exceed one hundred dollars ($100.00).

Some jurisdictions do not allow certain limitations, so some of the above may not apply to you. Nothing in these Terms limits liability that cannot be limited under applicable law.

11. Indemnification

You agree to indemnify, defend, and hold harmless VB Property Group and its members, managers, employees, and agents from any claims, liabilities, damages, losses, and expenses, including reasonable attorneys' fees, arising out of or related to your use of the Site, your submissions, or your violation of these Terms or applicable law.

12. Governing Law and Venue

These Terms are governed by the laws of the State of Illinois, without regard to its conflict of laws principles. Any dispute arising out of or relating to these Terms or the Site will be brought exclusively in the state or federal courts located in Illinois, and you consent to personal jurisdiction and venue in those courts.

A signed purchase agreement for a specific property may contain its own governing law and dispute resolution provisions, which will control for that transaction.

13. Severability and Waiver

If any provision of these Terms is held unenforceable, that provision will be limited or removed to the minimum extent necessary, and the remaining provisions will stay in full force. Our failure to enforce any provision is not a waiver of our right to enforce it later.

14. Entire Agreement

These Terms, together with our Privacy Policy, are the entire agreement between you and VB Property Group regarding the Site, and supersede any prior understandings on that subject.

15. Changes to These Terms

We may revise these Terms at any time. The Effective Date above shows when they were last updated. Changes take effect when posted. Your continued use of the Site after changes are posted means you accept the revised Terms.
